  3. Lubricate bearings and motor – prevents friction which can cause equipment damage and increase electricity usage.
  4. Measure voltage and amps of blower – Improper voltage and amp draw increases operating costs. It can shorten the life of the system components.
  5. Check and adjust fan switch, pilot and pilot assembly – Improperly adjusted fan switch and/or pilot assembly can result in excess energy usage and equipment malfunction.
  6. Inspect and clean furnace burners as needed – can cause improper combustion and ultimately reduces equipment life and effectiveness.
  7. Inspect heat exchanger for deterioration and cracks – Heat exchangers can deteriorate and develop cracks with age. These cracks can result in dangerous carbon monoxide leakage.
  8. Measure and record carbon monoxide levels – High levels of carbon monoxide can cause carbon monoxide poisoning. Testing ensures proper emission levels and can help to identify heat exchanger cracks not detectable through inspection alone.
  9. Inspect gas line and flue pipe for possible leaks – This ensures proper exhaustion of toxic gases and fumes.
  10. Check, clean or replace air filter – A clogged filter reduces airflow, which can cause a breakdown. It can also result in dirt and other filtered residue cycling back into your home.
  11. Assess efficiency of system – This includes general system configuration and checking ductwork/heating pipes to locate any wear, damage, improper installation and other potential issues.
  12. Review diagnostics and discuss concerns – It’s important that you understand the current state of your heating and cooling equipment including items that may involve risks of failure in the immediate or or future. You should also understand your options regarding home comfort, energy efficiency and indoor air quality.
